Approximately 19 acres of the property has remained undeveloped and is known as Wagner Ranch Nature Area.

On December 10, 2025, OUSD came to an agreement with the John Muir Land Trust to sell 16 acres of the Wagner Ranch Nature Area.

OUSD has retained ownership of three acres of the OUSD Nature Area.

Nature Area closure and reopening

Nature Area closure and reopening

During the 2023 Winter Storms, OUSD and Wagner Ranch Nature Area suffered significant property damage. The damage includes downed trees, eroded pathways, eroded creekbeds, and damage to the existing structures. The property has been closed to students and community members since the 2023 storms.
